The Garden Residences

The Garden Residences is a new residential development located in Serangoon North Avenue 1 in the Serangoon vicinity jointly developed by Keppel Land and Wing Tai Holdings. The new launch condo is built on the piece of real estate purchased from the government reserve List on the Government Land Sales Programme or GLS in short and as such the land has a lease of 99 years which was effectively sold at $446,28 million through the highest bid offer in the bidding exercise for the plot of land. The Garden Residences price will be interesting to watch as this land plot receive good tender bids from various developers indicating that developers’ upbeat sentiment and expectation on the site location potential.

The Garden Residences condo has 184,954 sqft land size with a plot ratio of 2.5 and given such size and such plot ratio, there will be potentially an estimated 505 units for the plot of land to be developed into a new condominium project.  The location of The Garden Residences is very convenient being situated in the mature housing estate of Serangoon Garden which has excellent amenities such as shopping centres as well as schools within The Garden Residences locality.  Moreover, with the lack in new condo launch projects for so many years in the Serangoon area, there will be much pent up demand for The Garden Residences.
